As experts in developing affordable rural housing at English Rural, we are proud to share the success story of our recently completed Hambledon housing scheme. This project showcases how carefully designed rural housing initiatives can meet the diverse needs of local communities whilst preserving the character and sustainability of picturesque English villages.
The Hambledon scheme, located in the heart of Surrey, comprises nine new homes, with an impressive 77% allocated as affordable housing. The development includes a mix of one, two, and three-bedroom houses and bungalows, catering to various family sizes and needs. Five homes are designated for affordable rent, whilst two are earmarked for shared ownership, enabling local families to secure housing in their community at a manageable cost.
The scheme’s design thoughtfully incorporates the natural topography of the site, with stepped frontages that blend seamlessly with the surrounding landscape. By retaining and enhancing the green boundary and preserving most of the existing trees, the development maintains a landscaped buffer that complements the adjacent housing.
One of the key challenges faced during the project was the inflationary prices for labour and materials, which initially pushed the construction costs beyond the available budget. To overcome this hurdle, English Rural split the off-site and on-site works into two distinct packages, simplifying the project and widening the pool of potential contractors. This strategic approach allowed the scheme to progress on schedule and within budget.
The Hambledon scheme prioritises energy efficiency and sustainability, employing “Fabric First” construction principles to ensure comfortable and affordable living for residents. The homes feature gas-fired central heating supplemented by photovoltaic panels, achieving an impressive average EPC rating of B90, with two dwellings reaching A95 ratings.
To address drainage concerns, an attenuation swale along the eastern boundary manages surface water runoff, whilst a packaged sewage treatment plant serves all nine new dwellings and the existing farmhouse. These measures not only improve the site’s drainage infrastructure but also contribute to the overall betterment of the neighbouring properties.
The successful completion of the Hambledon scheme in January 2024, despite the challenges posed by one of the wettest years on record, is a testament to the dedication and expertise of the English Rural team and our construction partners.
