Ashford Borough Council have granted planning permission for 4 affordable homes and a Custom Build plot on a rural exceptions site in the Kent village of Warehorne. The scheme from English Rural provides 4 one and two 2 bedroom homes for rent and a single custom build plot, with utility connections and services, for market sale. The Custom Build plot directly enables the provision of the affordable tenure by providing a cross subsidy to the development costs of the scheme.
In addition to providing much needed affordable housing, the proposal reflects Government encouragement towards the provision of Custom and Self Build opportunities, extending the choice available in the housing market. The outline permission for the Custom Build dwelling defines such matters as the access, location, height and footprint of the building. The detailed design and construction of the new home will be commissioned by the new owners, to their own specification.
Alison Thompson, Snr Regional Development Manager said “ The benefits are two-fold, the sale of the Custom Build Plot helps towards the costs of the affordable homes and also provides another new home, which could be of interest to younger households, or the more mature wishing to downsize but remain in the village.”
Construction of the affordable homes will begin in early 2018. Priority for both affordable and the Custom Build opportunity will be given to local people.
